What PH / Salinity is the delivered water ?

What about the whole RO water how important is that?
I'm looking at RO under sink kits but they only so 300 liters every 24 hours?
Atm I'm just using my under sink filter system.
I must research this Reverse Osmosis shenanigans

For a reef tank its pretty critical to use. As tap water adds stuff like nitrates and phosphates 300 litres every 24 hours os a good system id be happy woth that. You top of only a couple of liters a week

I am in a new house and dont know how hot it will get during summer :P

I have been keeping an eye out for a second hand unit, but i am yet to spot one that will do 400L

My mate went a summer without one and he wouldnt want to do it again. He said that his coral stayed a lot healthier when he had his cooler running.

Bit of an update I've been to seaviews and got my tank ordered it should be built now it's a 60x60x35 frag tank I'll be running a 4 bulb t5ho light and a aqua macro protein skimmer rated for 600lites it will be running a sump and I might even splash out on a media reactor. I'm thinking about doing the Red Sea reef energy program I'm currently doing the reef colours on this tank
